Which way now for tomorrow's property market?
Barely a week seems to pass without another headline promising to reshape the property industry. A new Prime Minister, fresh debate over housing policy, proposals to modernise the homebuying process, advances in AI and an ever-growing list of technological break-throughs designed to make agencies more efficient all point to a sector in transition.
Yet, despite the cacophony of political comment, relatively little has actually changed on the ground. The new government has backed proposals to reform the homebuying process and ruled out the abolition of Stamp Duty - for now. Beyond that, much of the discussion remains just that: discussion. Consultations will take place, policies will evolve and details will emerge over the weeks and months to come.
Away from Westminster, however, parts of the industry are already demonstrating what tomorrow's property market could look like.
Last month, ONP Solicitors, Connells, Medway Law, iamproperty and others completed a mortgage-backed property transaction in just six days. The buying process involved using iamproperty’s Modern Method of Auction. It wasn't simply a story about speed; it was a demonstration of what becomes possible when professionals collaborate more effectively, information is available upfront and unnecessary friction is removed from the process.
For most agents, however, that remains a glimpse of the future rather than the everyday reality.
Separate research published in July suggested sellers are now waiting an average of eight months from listing to completion - the longest period on record. The contrast could hardly be greater. On one hand, a growing number of forward-thinking businesses are proving that transactions can be completed dramatically more efficiently. On the other, much of the wider market continues to wrestle with delays, uncertainty and frustration.
Why, then, hasn't more of the industry followed suit?
Craig Vile, Director of The ValPal Network, believes the answer isn't a lack of ambition. It's a lack of clarity.
"It's completely understandable that many agents feel overwhelmed," he said.
"Every week seems to bring another announcement, another technology, another consultation or another prediction about where the industry is heading.
